From our first house, our second house and our country house, our experiences with our primary and secondary house were just satisfactory. Our country house sale was not a good experience, so we were quite apprehensive when we decided to sell our lot in the Eastern Townships.

When a real estate broker is hired to list and sell a property, a contract is signed between the seller and the broker and his or her company.
Usually, the property is entered into the Multiple Listing Service (MLS), the database of properties for sale that all brokers use. This allows real estate brokers to collaborate with other brokers and share a portion of the total commission paid by the seller.

In a confidential real estate listing (pocket listing), on the other hand, the owner asks not to be listed in the MLS.
This type of listing adds a flavor of secrecy, in a sense, to the sale of the property. This method is also preferred by some wealthy investors.

The pocket listing is used primarily by owners of very high-end or unusual properties who want only serious and qualified buyers to show up.

The pool of potential buyers is certainly smaller and it depends directly on the amount of potential buyers the broker may have.
